Hello! App;ying fpor a Mortgage can be a tough situation. You want to make sure not to get taken avantage of! My advice would be to call someone you know and ask for referrels of people they have worked with. I would advise a Broker because they have more options for you than a regualar bank LO would. The fees may be slightly higher but well worth it if your situation is a little tougher.

I am a Broker myself and can tell you to make sure to get all documentation from the broker that you can, Including a Good Faith Estimate any time the loan term changes. Feel free to let me know if you have more in-depth questions!

Right now you don’t need good credit; you really don’t need any credit. Credit doesn’t mean anything if you have cash. For now rent. Find a nice little apartment or one bigger if you have kids and rent for 2 years and you will qualify for any underwrite mortgage from Fanny Mae. But make sure no matter what mortgage you get make sure it’s for ONLY 15 years ONLY. You don’t need any more time then that, 30 years is stupid; sorry but it’s true. And make sure your payments are no more than one forth of your take home pay. Anymore and you can’t afford the house. If you don’t believe me then try it and see if you keep it or not.

Oh and there is no such thing as “credit repair” the only way to do that is over time; 2 years to be exact as I stated above.
