Why do you want to save it so badly?
Just a question.
Maybe it wasn’t mean to be saved.
I have lived there all my life and was there when she passed on. I really need help to save home.
Why can’t you take out a mortgage?
I have tried to get a mortgage. I do not have enough credit and also i got laid off of my job. I need a miracles to save home of my MOM that passed away on 3-5-2008. i helped her do and go every where with her.
It’s hard to know what to say without more information.
How much is the house worth? Have you had it appraised?
How much is owed on it? Is the $200,000 the past due balance, or the entire extent of the mortgage?
Who owns the house? Are you the sole heir, or are there other stakeholdrers?
What are your chances of landing another job quickly?
How much do you earn when you work?
Do you have any savings?
Do you have any other assets that could be liquidated? (For example, some life insurance policies have a surrender value; some 401Ks can be drawn upon for certain purposes, sometimes including the purchase of a home)
Do you have other property you could sell? How much equity exists in that property?
Are there other assets in your mother’s estate that could be liquidated and applied toward the mortgage? Life insurance, perhaps? Art? Jewelry? Antiques? Other real estate or investment accounts?
Is the house a single-family, or is there rental income (or the potential for rental income)?
Is the house in move-in condition, or does it need some work?
Do you have other siblings or relatives who might want to join you in this rescue effort?
Could the house be divided into condo units, one of which you could keep and the rest of which you could sell? Do you have any rich friends or relatives who might invest in such a project? (Here’s what I am thinking: Suppose for a second that the house is worth $500,000, that it is large enough for condo conversion, that you are the sole heir, and that you owe $200,000 on it. You go to wealthy Uncle Arthur, and you say, “Here’s the deal, Art. There is $300,000 worth of equity in this house. You invest $300,000 in cash and become my equal partner. I will take $200,000 of the money you invest and pay off the mortgage, then I’ll invest the other $100,000 into dividing the house into condos.” You create four equal condo units, each one of which will be worth $225,000, for a total value of $900,000. There may be some capital gains taxes to pay–say, perhaps, $150,000 (About 25% tax on the gross received minus your initial investments). So you’ve got $750,000, out of which Uncle Arthur will get 50 percent (having made 50% or the original investment, putting up his $300,000 in cash to your $300,000 in equity). So Uncle Arthur walks away with $375,000, having earned a cool $75,000 profit in a single year, while you also reap $375,000, giving you enough to purchase one of the $225,000 units and still pocket $150,000 in cash.
WARNING: I am NOT NOT NOT NOT NOT a real estate expert OR a tax expert–you should check ALL my assumptions with professionals. I’m just doing a thought experiment here!!!! I could have it ALL WRONG!!!
Alternatively, do you have a financial adviser you could talk to instead? A lawyer, banker, or tax expert? If I were you, I think I’d write down the answers to all the above questions and take it to a financial planner.
Maybe, as Gamerkc says, it was not meant to be “saved,” but I don’t blame you for wanting to try.
hmmmm start working your butt off cuz no one here is gonna give you money
DaNi has a point, you can’t really beg on the internet for money. But theresape just posted a very helpful post for you.
God has nothing to do with this. You need to face reality. If you cannot make payments on the house now, how are you going to pay for the maintenance ,taxes and insurance which also need to be paid not counting utilities.. You need to think about selling it and trying to find a smaller house that you can afford. Hope this helps :-)
