I need a sample/template of month-to-month rental agreement where the roommate will also be my landlord.

I know it’s her job to give me the lease but I would like to draw the papers up for us.

Also rent is $400 and she is asking for first and last rent but I have asked to split it into two $600 payments for the first two months to help me not have to pay so much upfront. She requires two week notice before leaving.

Any where I can get a sample lease where the roommate is also my landlord?
