I live in a two bedroom house and i have six children.

We need to get a five bedroom house we can afford the mortgage but we have no deposit. Is there any way of buying a house without a deposit or fees? any advise would be helpful thankyou.

Check with local banks or mortgage lenders. Most have lots of different plans, maybe some that would fit your situation. If you can afford the mortgage, then save that amount for a few months and you will soon at least a small downpayment. Some lenders allow you to include the fees in the mortgage rather than pay them up front. Hope that helps a bit!

There are still government back mortgages which do not require down payments. Additionally they allow for the closing costs to be paid from the sellers proceeds.
There are also other programs which require small down payments. If you give me a call I would be happy to go through it with you to see if you qualify and if I can not lend in your area I can help you locate someone that can do the type of lending you will need in your area. If you do not currently qualify I can help you create a game plan to put yourself in position to qualify.
