Looking for the name and / or author of a book…

My memory is limited, but I remember a girl, probably recently moved into a new house. Near the house is a stone, and she feels like it is watching her sometimes. Later an old man / wizard who somehow resembles the stone shows up, and then a (evil) sorceress shows up. It seems like the girl has a (younger?) brother, too.

That is all I remember at the moment, but I’d really like to find it again.
