Desperately need HELP!

I am a stay at home mom and I have remarried. I have a lot of health problems and have tried to work but it is to demanding on my body. We are about to lose our home that we rent because the landlord has decided to sell the property. we would like to buy it but our credit is in bad shape. I have judgements and collections due to medical and my husbands credit is bad due to his exwife. I don’t know what else to do, we were told that we would need 15% down in order to buy the property which is a modular home. We have not been late on our rent at all and he makes enough money to pay a mortgage and the other bills…Things are tight but we make it. does anyone know what we can do to buy the house. we have no money saved due to my medical. any help would be greatly appreciated

About the only thing I can think of is owner financing. If you’ve never been late with your payments, see if the landlord will agree to finance the property himself. He won’t do this if he needs a lump sum up front, but it’s worth asking!

FWIW, owner financing is generally NOT a great idea, since the old owner can foreclose at the drop of a hat. Be aware of the language in your contract, and try to get something put in that gives you a little flexibility if you need it.

you should check out www.co-buywithme.com i set up this site in the UK to help first time buyers get on the property ladder…

although not YET covering the US (plans to launch v.soon) we have lots of people looking to invest from the UK in overseas property… not knowing your situation fully you could take a look at the site and see if you think it could help you.

you could try posting a profile on there explaining your case and see what response you get? just a thought as i stumbled across this site.
